Rental Housing Increases in Tough Market
According to U.S. Commerce Department statistics dating back to 1965, the occupancy rates in U.S. rental housing have seen the biggest annual increase in history -- 1.5 million units. The increase has generated an all-time record number of rental housing units nationwide, now totaling approximately 34.7 million units. Read more
Source of Income Discrimination Targeted
The Equal Rights Center (ERC), a nonprofit civil rights group is now focusing on property owners that violate state laws prohibiting discrimination based on "source of income." At least 17 cities, including Los Angeles, New York, Philadelphia, Seattle, St. Louis and Washington, D.C., have laws that prohibit apartment owners from refusing to take a resident based on the source of their income; e.g., if they have a Section 8 housing voucher or other subsidy. Thirteen states also have such laws: California; Connecticut; Maine; Maryland; Massachusetts; Minnesota; New Jersey; North Dakota; Oklahoma; Oregon; Utah; Vermont; and Wisconsin. Read more
CT Fair Housing Center: $600,000 Settlement Ends Discriminatory Policies At Housing Complex
New Horizons Village, an apartment complex advertised as providing independent housing for people with severe physical disabilities, has lost a landmark housing discrimination case. New Horizons will cease requiring tenants to open their private medical records for review and to show that they can "live independently". New Horizons will also pay damages and attorney's fees of $600,000 to a former tenant who challenged its discriminatory policies. This is believed to be the largest settlement in a case challenging independent living requirements in Connecticut. Read more
Apartment REITs Register Total Returns of 38% in 3Q
New York-REITs posted their best-ever quarterly gains since the NAREIT indexes' inception in 1972. The National Association of Real Estate Investment Trusts (NAREIT) reported that the FTSE NAREIT All REIT Index was up 31.52 percent in the third quarter, bringing year-to-date total returns to 17.73 percent through Sept. 30. Apartment equity REITs also registered their best quarterly performance since 1972, increasing by 37.73 percent in total returns in the third quarter. Since the REIT market bottomed on March 6, multifamily equity REITs' total returns are up by 93.2 percent. Read more
